Mortgages.
For homebuyers and homeowners, he helps clients evaluate and compare mortgage options — and connects them with the right licensed lending channel for their situation.
Explore Mortgage OptionsKyon Capital was founded by Dr. Marcos Medeiros — a Real Estate and Finance professor and 30-year capital-markets practitioner who believes you should understand your options before you ever apply.
Most people who can explain finance have never done it at scale — and most people who've done it can't explain it simply. Dr. Marcos Medeiros is both.
For roughly three decades, Marcos built a career in investment banking and corporate finance, with senior roles at institutions including Santander, BNP Paribas, Votorantim, Itaú BBA, and Citigroup/Salomon Smith Barney. Over that career, he led and advised on more than $25 billion in transactions across four continents — including serving as lead financial advisor on the $8.5 billion financing of the São Paulo international airport acquisition. (These figures reflect Marcos's personal career experience, not Kyon Capital's transactions. [Figures pending client confirmation.])
Today, he brings that same capital-markets depth to individual clients. Marcos is a finance and real estate professor at the University of Virginia's College at Wise, holds a PhD from the University of Central Florida (2024) and an MBA from IE Business School in Madrid, and lectured Real Estate classes in several universities such as Cornell University, Rochester Institute of Technolgoy, University of South Florida and Auburn Univerisyt. He is a licensed Mortgage Loan Originator, Realtor and an AAPL teaching instructor forming his students as Certified Private Lender Associates (CPLAs) — credentials spanning both sides of the work Kyon does.
Over the years, Marcos watched the same thing happen again and again: borrowers and investors were asked to apply before they had any real chance to understand. They'd commit to a product before anyone explained the alternatives, the trade-offs, or the true cost of choosing wrong.
He created Kyon Capital to reverse that order. Here, the first step isn't an application — it's a conversation. The goal is simple: help each client understand their options clearly, compare them honestly, and choose the financing path that genuinely fits their goals. Before you apply, understand your options.
Marcos's approach begins with questions, not quotes. Before anyone talks about rates or products, he wants to understand the full picture — your goals, your timeline, your situation, and the constraints that matter to you. Only then does it make sense to compare options.
It's a consultation-first philosophy borrowed from how the best advisors work: understand the problem deeply before recommending a solution. For clients, it means no rushed applications, no being steered toward a single product, and no surprises later about documents, costs, structure, or timeline.
Marcos's experience spans the two worlds most borrowers have to navigate separately.
For homebuyers and homeowners, he helps clients evaluate and compare mortgage options — and connects them with the right licensed lending channel for their situation.
Explore Mortgage OptionsFor real estate investors, builders, and developers, he helps arrange business-purpose, asset-based capital through Kyon's lending network or, when a deal calls for it, Kyon's own capital.
Explore Private Lending OptionsBecause he understands both, Marcos can help clients genuinely compare a mortgage path against a private-lending path — and choose with clear eyes.
Teaching changes how you communicate. Years in the classroom have made Marcos especially good at translating the parts of financing that intimidate most people — LTV, DSCR, points, loan structure, documents, and underwriting — into plain language you can actually use to make a decision.
That's the real advantage of working with an educator: you don't just get a recommendation, you get to understand it. And clients who understand their financing tend to make better decisions, prepare stronger files, and avoid the costly mistakes that come from not knowing what to ask.
Marcos is fluent in English, Portuguese, and Spanish — and he understands that for many clients, navigating U.S. real estate financing in a second language is one of the hardest parts. Whether you're an international buyer, a first-generation investor, or someone who simply wants the details explained in the language you think in, you can have those conversations directly, without anything lost in translation.
Hablamos español. Falamos português.
Marcos and the Kyon team work with a wide range of clients:

You don't need to know which loan is right before you reach out — that's what the conversation is for. Tell us what you're trying to do, and a Kyon specialist will respond within one business day.
